Ventria Club Membership
Open to Hong Kong Permanent Residents aged 18 and above.
As per the guidelines set forth by the Securities & Futures Commission of Hong Kong (SFC), Ventria Residence debenture, are exclusively available for subscription by Ventria Club members and cannot be publicly offered.
Formal members are required to pay a one-time membership fee of HKD 100,000, which is fully refundable should the member choose to resign or be admitted to the residence.
Ventria Club membership is granted in perpetuity, lasting until the member chooses to resign.
Facilities & Services
Yes, Ventria Residence provides concierge, housekeeping, and secretarial services to cater to the diverse needs of its residents. The team can also handle the booking of on-site facilities, allowing residents to comfortably host friends and family, and enjoy a carefree lifestyle.
Ventria Residence has 57 parking spaces available for both residents and visitors. 30 of these are allocated for monthly rental by residents on a first-come, first-served basis, as parking space is limited.
Yes, Ventria Residence offers a chargeable welcab service. Residents can pre-book the service through the concierge.
Assisted living residents can reserve and use the leisure facilities, such as the rooftop garden, tea room, and private dining hall etc., during designated timeslots.
The repair and replacement costs of general consumables and equipment are included in the monthly service fee. However, any damage caused by the residents' own negligence will be the responsibility of the respective resident.
Living Arrangements
Yes, there are occupancy limits based on the unit type. One-Bedroom units can accommodate up to 2 residents, while Two-bedroom units can have a maximum of 4 residents, who must be from the same family. The monthly fee will be adjusted accordingly if the number of occupants increases.
No, pets of any kind are prohibited within the Ventria Residence building.
For independent living residents, they can freely enter and exit the building
using the electronic access system.
For assisted living residents,
they must coordinate with the care team to enter and exit the building.
We advise residents not to be away for more than 6 months per year, to ensure their health needs can be adequately addressed. If a resident plans to be away for 7 days or more, they should notify the management team in writing at least 7 days prior to their departure. The resident will still be required to pay the relevant monthly fees during their absence.
Meal Arrangements
For independent living residents:
Lunch and dinner are provided via meal
vouchers. The monthly fee includes 20 lunch and 20 dinner meals, as well as
daily continental breakfast, hot breakfast, and afternoon tea, for a maximum of
5 meals per day. Residents can dine at the restaurant or opt for in-room
dining.
For assisted living residents:
Up to 5 meals per day are
provided, which residents can choose to have in the communal areas or in their
own rooms.
Yes, the medical team, nutritionist, and catering team collaborate to design appropriate meal plans for residents with special dietary needs, such as gout, diabetes, or swallowing difficulties, to ensure their nutritional requirements are met.
Yes, the independent living units are equipped with basic cooking appliances, allowing residents to prepare their own meals.
The restaurant offers a variety of Chinese and Western cuisine daily to cater to different tastes. Residents can also choose to dine on alternative days and make their own meal arrangements.
Yes, residents can invite family and friends to join them for meals (with prior notice to the concierge team). The meal costs can be covered using the residents' meal vouchers or paid separately.
Medical Services
Yes, Ventria Residence has an in-house Wellness Centre that offers regular family medicine and geriatric specialist outpatient services. Residents can schedule appointments based on their individual needs.
Ventria Residence's multidisciplinary team regularly conducts health check-ups on
residents and adjusts personalized care plans based on their health status. For
emergencies, the rooms are equipped with emergency call systems, and 24/7
nursing emergency support is provided to offer immediate
assistance.

For assisted living units, the basic care plan is included in the monthly fee. If
residents require additional care or rehabilitation, the team will recommend a

independent living units, the monthly fee does not cover the care plan, but
residents can opt to purchase Ventria Residence's medical, nursing, and
rehabilitation services as needed.
Ventria Residence's medical services are primarily designed for its residents. If needed, the team can provide referrals or other related services for non-resident members.
The medical team maintains residents' health records through regular check-ups and an electronic health record system. All health data is encrypted and used solely for medical purposes.
No, Ventria Residence does not provide traditional Chinese medicine or related therapies. Residents can seek these services independently, but Ventria Residence cannot be held responsible for the quality or attitude of the external providers.
Charges
Yes, the monthly fee will be adjusted according to the inflation rate, with an estimated annual increase of around 4%.
Ventria Residence's catering services are designed under the supervision of a nutritionist, and the team encourages residents to utilize the on-site dining options to better manage their health conditions. At this time, the option to deduct meal expenses from the monthly fee is not available, unless there are special circumstances.

Yes, Ventria Residence's management team includes professionals with many years of experience in senior living facilities and healthcare services, ensuring the quality of the services provided.
No, the monthly fee already includes home insurance and public liability insurance coverage. Residents can contact insurance companies directly to purchase any additional insurance products as per their individual needs.
